About this module
Closings lives at /closings and gives a real estate transaction one home from offer to recorded deed. Every deal is a file that moves across a pipeline board — Draft, Under Contract, In Escrow, Clear to Close, Closed, Recorded — with each move captured on the file's own activity chain. Documents are signed in a native e-signature ceremony: each signer gets a secure link with no account required, and the result is a Verified-by-Turtini PDF backed by a hash-chained audit, so the record of who signed what, and when, cannot be quietly altered.
The three tiers meet you where you are. FSBO covers the for-sale-by-owner essentials — document templates, e-signature, and scheduling. Brokerage adds a commission ledger that pays agent splits through Stripe Connect when a deal funds. Title turns Closings into a full settlement operation: segregated escrow trust accounting kept reconcilable per file, Closing Disclosure and ALTA settlement-statement generators built from the file's own figures, county recording status on the deed, and 1099-S filing at close.
It is built to be wired into the rest of the platform rather than bolted on. Closings reuses the Property module for asset detail and Field Service Maps for locations, so you are not re-keying addresses, and sensitive actions are split into fine-grained capabilities — opening a file, editing it, generating the Closing Disclosure, disbursing escrow, recording the deed — so a coordinator can prep files while only a licensed officer disburses trust funds.
