BuildOS (General Contractors)

BuildOS is the GC operating system — schedule, RFIs, submittals, change orders, pay applications (AIA G702/G703 auto-rendered), daily logs, T&M, punch lists. Change-orders signed → executed is server-atomic, so the budget and schedule move together. Owner portal at /me/builds keeps the homeowner in the loop without a separate login.
ArchOS (Architecture & Design)
The design firm side of the same project.
ArchOS pairs with BuildOS through a mutual-consent cross-org link — RFIs and submittals route both directions, pay-app certs flow back, and AIA B101 owner-architect agreements + ASI PDFs auto-render with a Verified-by-Turtini QR stamp. Drawings live in Documents; revisions kick the project version forward without losing the prior set.
Closings (Real Estate)
FSBO, brokerage, or title — same platform, same audit trail.
Closings supports the full real-estate close: native hash-chained e-sign, escrow trust accounting, CD + ALTA generators, 1099-S, and Simplifile recording integration. The property-records-follow-property pattern means leases, IoT, work orders, HOA records, and inspections transfer to the new owner as a permissioned dossier — never copied, never orphaned.
Field Service
Routed work orders that don't need an office call to dispatch.
Field Service runs the trade side — work orders routed to the right tech by skill, geography, and load. Photos and signatures captured on any phone. Maps primitive is shared with Sports, Voyages, and Aviation so location is a first-class object across the platform. Customer notifications fire on the way and on arrival.

Plans, specs, AIA forms, RFIs, submittals — all live in Documents. PDF editor v2 ships Turtini chrome, autosave, undo/redo, and an enlarge mode for plan review. Planning
EVM and Monte Carlo without a separate scheduling tool.
Planning ships MS-Project parity with Wally Insights, Monte Carlo simulation, and EVM rollup. Critical-path math is exposed, not buried. The same Planning module that runs federal-contractor IPMR works for a GC tracking earned value against schedule of values on a vertical project.

Every pay application tracks conditional and unconditional waivers per sub. AP can't cut a check before the prior period's unconditional waiver is on file.
COR drag-and-drop
Change orders attach scope, schedule impact, and cost backup as drag-and-drop attachments. The owner sees the same packet the GC sees — no PDF emails.
