About this module
Most platform accounting tools are glorified expense trackers. Turtini Accounting is a proper double-entry system with a Chart of Accounts organized into Assets, Liabilities, Equity, Revenue, and Expense categories. Every invoice you create auto-posts journal entries. Manual entries are fully supported for month-end adjustments.
The Trial Balance view gives you a moment-in-time snapshot of every account with the debit/credit balance check you need to know your books are clean. Because it's built into the same platform as your CRM, revenue recognition is automatic — no export required.
For associations and property owners, Accounting also does reserve planning the honest way. Import the reserve study you already paid for — PDF, CSV, or XLSX — and it parses into structured components with useful life, remaining life, and replacement cost. A Reserves dashboard then shows the required annual contribution on both the straight-line and cash-flow bases, percent funded, and a multi-year balance projection for whichever target year you are budgeting. When you actually replace something, record it: the component's clock resets and near-term cost drops, which lowers required dues, and the tool shows the exact delta against the stale study. When an inspector finds a component wearing faster than the study assumed, record the shorter life and the contribution rises to match. Safety-critical components — structure, balconies, waterproofing, concrete, load-bearing elements — carry a risk callout that prompts a professional inspection; the tool is a financial-planning aid that points you to a licensed professional, it does not certify structural safety or predict failure. The reality-adjusted contribution then flows into the budget draft as a suggested reserve line the board can accept, so dues are set from reality, not from a report written years ago.
When it is time to send the budget out, the board can generate a plain-English member letter that explains what changed and why — on the association's letterhead, grounded strictly on the budget's real line items so no figure is invented. The board reviews and edits the draft, then downloads a single member packet: the cover letter followed by the full budget, verified and ready to mail to homeowners.
