Record a condition assessment and safety-critical prompts

A reserve study estimates remaining life from age and typical wear. An inspector who looks at the actual component may find it is closer to end of life than the study assumed. Recording that shorter remaining life pulls the replacement year in and raises the required contribution, so you fund for the condition that is really there.

To record a condition assessment:
1. Open the Reserves surface (/accounting?tab=reserves) and find the component.
2. Choose "Record condition assessment."
3. Enter the remaining life the inspector observed (and any notes).
4. Save.

What happens:
• The component's replacement year moves earlier to match the shorter remaining life.
• The required annual reserve contribution for the target year rises, because there is now less time to save for the replacement.

Safety-critical components:
Components tied to structure — building structure, balconies, waterproofing, concrete, and load-bearing elements — are elevated with a risk callout when their condition worsens. The callout recommends a professional inspection by a qualified engineer or specialist.

When a safety-critical component shows a shortened life, treat the callout as a reason to engage a licensed professional, and let their findings — not this tool — determine any safety decision.
