Record a completed replacement to lower dues

A reserve study is a snapshot in time. The moment you actually replace something, the study is stale — it still assumes the old component is aging toward failure. Recording the completed replacement resets that component's clock so your required contribution reflects reality instead of a plan written before the work was done.

To record a completed replacement:
1. Open the Reserves surface (/accounting?tab=reserves) and find the component.
2. Choose "Record completed project."
3. Enter the actual completion year and the actual cost paid.
4. Save.

What happens:
• The component's clock resets. Its next replacement is scheduled for the completion year plus a full useful life, so its remaining life goes back to new.
• Its near-term cost drops out of the funding math, which lowers the required annual reserve contribution for the target year.
• The surface shows the delta so the board can see the effect — for example, "study says $X for 2027 vs reality-adjusted says $Y." That difference is the dues impact of work already completed.

Record replacements as they finish. Each one keeps the funding plan honest and prevents the association from over-collecting for something it already paid for.
