Tenant background checks (Checkr + FCRA)
The Background Checks tab integrates with Checkr for FCRA-compliant tenant screening. Run a check, get a report, decide — with a built-in adverse-action workflow when the answer is no.
What's covered:
• Identity verification
• Credit (TransUnion soft pull — doesn't ding the applicant's score)
• Criminal history (federal, state, county)
• Eviction history
• Sex offender registry
How to run a check:
1. Rental → Background Checks → "+ New check"
2. Pick the prospective tenant (Contact). Confirm their email + DOB.
3. Click Send. Checkr emails the applicant a consent form. The tenant completes it on their phone.
4. Results land back on the Tenant Screening row in 1–24 hours (depending on which counties Checkr has to query).
FCRA-compliant decision flow:
• **Approve** — green, lease drafting unlocks for that tenant.
• **Conditional** — approved with conditions (extra deposit, cosigner, shorter term). The system requires you to record the conditions.
• **Deny** — adverse-action workflow opens. You're required to:
1. Send the FCRA-mandated adverse-action letter (auto-drafted, names Checkr as the CRA).
2. Wait the dispute period (typically 5 business days).
3. Confirm denial after the dispute period closes.
The PDF letter is auto-generated, sent via the org's verified email domain, and archived in Documents.
Fair Housing flags:
Decisions that pattern with a protected class (race, color, religion, sex, disability, familial status, national origin, source of income in some states) are surfaced as a soft warning. The system never makes the decision for you — it just flags so you can document the legitimate non-discriminatory reason.
Cost:
Checkr passes through the per-check fee (~$30–$60 depending on package and jurisdiction). Turtini does not mark this up.
