What is Rental Management?
Rental Management is the operations module landlords, property managers, and multifamily operators use on top of Property Operations. It activates a /rental top-level page with eight tabs covering the full rental lifecycle.
Tabs:
• **Overview** — KPI dashboard: occupancy, monthly rent roll, late accounts, expiring leases, expiring permits, open inspections.
• **Leases** — draft, e-sign, renew, terminate. Every executed lease is a verified-by-Turtini PDF.
• **Inspections** — move-in, move-out, annual, post-repair. Photos with image-moderation.
• **Permits** — rental license, occupancy permits, fire inspections, lead-paint disclosures with expiration reminders.
• **Maintenance** — tenant requests routed into the Property Operations service-cases queue.
• **Background Checks** — Checkr integration with FCRA-compliant adverse-action workflow.
• **Evictions** — case tracking with state-aware notice templates and a hash-chained audit trail.
• **Settings** — late fee policy, default lease template, Stripe Connect routing, screening defaults.
What's connected:
• Rent collection posts to Accounting AR automatically (Cash Dr / Rental Income Cr).
• Maintenance work orders are the same Field Service service-cases your other ops staff already use.
• Permits + expiring-lease reminders fire through the org's notification stack — same way alarms do on the Operations IoT board.
• Tenants self-serve through the Customer Portal: pay rent, submit maintenance, view lease, request inspection.
Requirements:
• Property Operations must be active (Rental Management depends on the Property data model).
• Stripe Connect must be onboarded for live rent collection.
Is this for me?
If you have one or more rental units (single-family, multifamily, vacation, commercial), this module replaces Buildium / AppFolio / RentRedi / Cozy / TenantCloud at zero subscription cost. The platform fee on rent collected scales the same way as the rest of Turtini — small percentage at low volume, flat plan at higher volume.
