Chasing vendor insurance and license expirations (COI)

Vendor compliance documents — certificates of insurance, contractor licenses, workers' comp — expire, and a lapsed COI is a real liability. Turtini chases renewals automatically so you're not tracking dates in a spreadsheet.

A daily platform job scans vendor compliance documents and emails the vendor as expiry approaches — at 30, 14, 7, and 1 days out — then once more if a document actually expires (marking it expired). A renewal ledger tracks which reminders have gone out so a vendor is never spammed, and it resets the moment they upload a renewal.

The vendor renews once, from their side (they're pointed to their compliance page to upload the new document). The key advantage: compliance documents are portable — a vendor who works for several associations on Turtini renews a certificate once and every organization they've granted access to sees the update automatically. No re-collecting the same COI from the same vendor across every community.

This runs for all vendors with compliance documents; the Property Operations tools surface it for your community's vendors.
