HOA governance — Announcements, Architectural, Budget, Committees
Beyond units, work orders, and dues, Property Operations carries the full set of community-association governance views. These are the tabs an HOA board, condo board, or co-op manager actually lives in week-to-week.
Announcements tab:
A single broadcast feed for the community. Drafts, scheduled posts, pinned items, archived. Each announcement renders with a category color (Operations / Social / Emergency / Policy), an optional cover image (image-moderation pipeline applies), and an audience filter — "all residents", "owners only", "specific units". Publish pushes to the resident portal and (if email is wired) sends a digest to subscribed residents.
Architectural Review tab (ARC):
The decision queue for resident-submitted change requests — fence colors, exterior paint, additions, sheds, satellite dishes. Each request carries:
• Submitter (linked Contact + unit)
• Category (Exterior / Landscape / Structural / Equipment / Other)
• Photos and supporting docs (image-moderation pipeline applies)
• Status flow: Submitted → Under Review → Approved / Approved with Conditions / Rejected
• Decision panel where the deciding board member adds rationale + their stamp
The decided letter PDF is auto-generated and emailed to the submitter through the org's verified domain.
Budget tab:
Property-specific operating budget separate from Accounting's general budget. Pre-built sections: Operating, Reserves, Capital. Each line carries category, monthly amount, annual rollup, and YTD actual variance. Approve / Lock for the fiscal year.
Committees tab:
Persistent committees (Finance, Architectural, Social, Landscape) with chair, members, charter, and meeting cadence. Members are linked Contacts — when someone joins or leaves a committee, their Contact record reflects it.
Governance tab:
Full board meeting management — agenda, motions, votes, minutes. Roll-call attendance, motion editor with mover / seconder / vote tally per board member, and one-click PDF minutes generation that's verified-by-Turtini (QR + SHA-256). The minutes auto-archive into Documents.
