Amenity reservations — clubhouse, pool, guest suite, elevator
The Amenities tab takes reservations for shared space — the clubhouse for a party, the pool for a swim meet, the guest suite for a visitor, the freight elevator for a move.
Two owners cannot book the same Saturday.
A reservation claims the time itself, in the moment you submit it, inside a single database transaction. If two people submit overlapping requests at the same instant, exactly one succeeds and the other is told the time is taken. There is no window where both look available. The availability you see while filling in the form is a snapshot for convenience only — the time is claimed on submit, never before.
Setting up an amenity (board or manager):
- Name and how many reservations it holds at once. 1 means exclusive use.
- Booking block, in minutes — a multiple of 15. It is frozen while live reservations exist, so an existing booking cannot be split under someone.
- Deposit. Turtini records that a deposit is owed and lets you mark it received, waived, refunded or forfeited. It does not take the payment.
- How far ahead it can be booked, and how many upcoming reservations one unit may hold.
- Blackout dates, with a reason the resident sees.
- Whether the board must approve each reservation. Approval-gated reservations hold the time while they wait, so nobody else takes it out from under a pending request; denying one releases it.
- A cancellation window. A late cancellation ALWAYS releases the time — the window decides what is refunded, not whether the clubhouse sits empty.
Account standing:
Many associations bar an owner behind on dues from reserving amenities, and some states restrict that. Turtini takes no position. "Account standing" starts unrecorded, and while it is unrecorded no reservation is ever refused on those grounds. Record a rule if your governing documents have one, and add the section it comes from — an owner who is refused is shown it.
Cancelling:
A resident can cancel their own unit's reservation; the board can cancel any. The time is released either way. If a cancellation window is recorded, the reservation shows whether it was cancelled late and what percentage is refundable.
Times are your community's own wall clock, not a time zone setting. Reservations run on 15-minute boundaries.
