Property data lookups — square footage, lot, year built

For residential addresses, Property Data lookups pull lot size, building square footage, year built, and property type from public records (Rentcast plus local sources where available).

Where it surfaces:
• Estimator tab — shown as a "Looks like..." sanity check before you draw
• Job detail — visible on any job tied to a residential address
• Map tab — selected job side panel shows the data when available

Why it's useful:
• Quote sanity-checking — if the customer says "my house is 2,000 sq ft" and records show 1,400, that's a flag worth confirming
• Pre-quote without driving out — for repeatable work (lawn, gutter, pressure wash) you can quote from the office with high confidence
• Roof estimating — building square footage × roof pitch factor gets you within 5–10% of an actual measurement

Data freshness:
Property records are typically updated within 30–90 days of a sale or remodel filing. Older buildings may have stale square footage if an addition was permitted but not assessed yet — the records date is shown so you know what you're seeing.

Stub mode:
If your org doesn't have a Rentcast key configured, the system returns deterministic stub data based on the address. Use this to test the workflow before committing to a paid lookup tier.

Cost:
Each property lookup is metered against your monthly platform usage at the published rate (currently 2¢ per lookup × 1.15 = 2.3¢). Cached for 30 days per address — repeat lookups within that window are free.
