Title-tier escrow, disclosures, and commissions

The Title tier turns Closings into a full settlement operation.

Trust accounting:
• The Trust Accounts tab keeps escrow funds in segregated trust ledgers. Receipts and disbursements are tracked per file so the trust balance is always reconcilable and auditable.

Disclosures and statements:
• Generate the Closing Disclosure and the ALTA settlement statement straight from the file's figures — no separate spreadsheet.
• Track county recording status on the deed, and produce 1099-S filings at close.

Commissions (Brokerage and Title):
• The Commissions tab runs the commission ledger and pays agent splits through Stripe Connect, so each agent's share routes to them automatically when the deal funds.

Permissions are fine-grained:
• Sensitive actions — opening a file, editing it, generating the Closing Disclosure, disbursing escrow, recording the deed — are separate capabilities, so you can let a coordinator prep files while only a licensed officer disburses trust funds.
