Market & sell — list the finished build

At substantial completion (or any time for a spec build) you can flip a finished project into a Closings listing + a Builder Site listing page in one click.

To list:

1. /buildos → Market & sell tab
2. Confirm the original contract, current cost basis, and set your ask price
3. Click "List it — create dossier"

What happens:
• A new draft Closings file is created (status: draft, tier: brokerage) — only if the Closings module is enabled
• A new Builder Site listing page is created at /websites/_buildos-listings/pages/{newId} — only if Websites module is enabled
• The project's status flips to "closed-out" and the actualCompletionDate is stamped
• closingFileId + siteListingPageId are written back so you can deep-link from the BuildOS UI

The "build dossier" — specs, executed change orders, daily report log, IoT history (if Property module is on), and warranty records — follows the property to the new owner via the platform's property-records-follow-property pattern. The buyer's agent and the new owner both inherit visibility into what was built and when, without re-onboarding.
