Lien waivers — conditional, unconditional, partial, final

Lien waivers are how you defend the title — you collect them from every sub on every draw.

Four kinds (US standard, AIA G702/G703 conventions):
• **Conditional partial** — sub waives lien rights up to a payment amount, contingent on payment clearing
• **Unconditional partial** — after payment clears, sub waives rights up to the amount paid
• **Conditional final** — sub waives all future lien rights, contingent on the final payment clearing
• **Unconditional final** — after final payment clears, sub waives all rights forever

Workflow:
1. /buildos → Lien waivers → "+ Log lien waiver"
2. Pick the vendor, kind, amount, and "through date" (waiver covers work through this date)
3. Optionally link to the subcontract + pay app (the platform uses these links to roll up paidToDateCents per sub)
4. Status starts as 'requested'. Flip to 'received' when the signed waiver arrives, 'recorded' when filed.

The platform doesn't generate the PDF for you yet (use your state's standard form). What it does: track which waivers are outstanding per sub per pay app, so you can withhold the next draw if a waiver is overdue.
