B101 owner-architect agreement

Author the AIA B101-equivalent owner-architect agreement with native e-sign + Verified-by-Turtini PDF.

To draft:
1. /archos → Agreement tab → "+ New agreement"
2. Pick fee kind:
- **Lump-sum**: fixed total fee, earned per the phase weights
- **Hourly**: rate per hour, billed from time entries
- **% of construction**: percent of construction cost (B101 default for small / mid-size projects)
3. Set phase weights — must sum to 100%. Defaults to AIA B101: SD 15% / DD 20% / CD 40% / B&N 5% / CA 20%.
4. Author the scope of services (a B101-equivalent default is pre-filled)
5. Save as draft, then "Send to owner"

E-sign:
- Architect signs by typing their name
- Owner signs in person or via the owner portal
- When both sides have signed, status flips to "signed" and a Verified-by-Turtini PDF renders

Amendments: create a new agreement (v2, v3…) — the prior version is retained.
